1. ACCEPTANCE OF TERMS
By accessing or using the website pebblehillrv.com, making a reservation, or staying at Pebble Hill RV Park ("we," "us," "our," or "the Park"), you ("Guest") agree to be bound by these Terms and Conditions. These Terms and Conditions constitute a binding legal agreement between you and Pebble Hill Properties Inc. If you do not agree to these terms, please do not use our website or services.
You are agreeing on behalf of yourself and every other guest listed in your reservation. You shall be solely responsible for your guests' behavior and compliance with all policies.
We reserve the right to update these Terms and Conditions at any time. Changes will be posted on this page with an updated date. Continued use of our website or services following any changes constitutes your acceptance of the revised terms.
2. RESERVATIONS & BOOKINGS
All reservations are subject to availability and are not confirmed until you receive written confirmation from Pebble Hill RV Park or our third-party reservation platforms (Firefly Reservations / Campspot).
By making a reservation you confirm that:

All information provided is accurate and complete

You are at least 18 years of age

You are authorized to make the reservation on behalf of your group

You agree to abide by all Park rules and policies during your stay

There must be an adult present at all times with any children in your care

Maximum occupancy is 6 guests per site. Rates include 4 adult campers maximum. Pebble Hill RV Park reserves the right to refuse or cancel any reservation at our sole discretion.
3. CHECK IN & CHECK OUT

Check-in: 2:00 PM

Check-out: 11:00 AM
We have a no-contact check-in and check-out process. Please proceed directly to your site upon arrival following site number signs or the park map. Call (833) 732-2534 for any questions or assistance.
Guests who have not vacated their site by check-out time may be charged for an additional night. There are no refunds or pro-rating for early departures. No exceptions.
4. CANCELLATION & REFUND POLICY
Nightly Rates:

Cancellations 15+ days in advance: eligible for refund minus a $15 cancellation fee

Cancellations less than 14 days prior: subject to a $50 cancellation fee

Cancellations less than 48 hours prior: no refund
Weekly Rates:

Cancellations more than 14 days prior: subject to a $30 cancellation fee

Monthly / Long-Term Rates:

Cancellations more than 14 days prior: subject to a $100 cancellation fee

No refunds or pro-rating for any early departure. No exceptions. Please call (833) 732-2534 for help or questions regarding cancellations.
5. PAYMENT
All payments may be made through our reservation portal. Payment is processed through Firefly Reservations and/or Campspot. Pebble Hill RV Park does not directly store your payment information.
Late Payments (Monthly Guests): Monthly payments are due on or before your reservation date. A $10 per day late fee will be added starting the day after your reservation date. If monthly payment is not made in full within 7 days of your reservation date, your reservation will end.
Power: Power up to $100 per month is included for monthly guests. Power in excess of $100 will be billed at the same rate charged by the power company plus a $5 service fee.
6. QUIET HOURS
Quiet hours are 10:00 PM – 8:00 AM. Please allow others to get a good night's sleep and have a relaxing morning. Checking in or out during quiet hours is permitted but please be as quiet as possible. No fires after 10:00 PM. No exceptions.
7. SPEED LIMIT
The speed limit throughout the Park is 5 MPH. No exceptions. Repeat offenders will be asked to leave the Park without refund. Guests are responsible for ensuring their visitors follow the same rules. This is for the safety of all guests, children, and pets.
8. PARKING & VEHICLES

A maximum of 2 vehicles may be parked at your site

Parked vehicles must be fully off the main Park road and completely off the grass

All vehicles must remain within your designated gravel site when not in use

Overflow parking is available in designated areas throughout the Park
-
No parking in empty sites
-
Boats, trailers, RVs, and work equipment may be stored for a small fee- contact us at (833) 732-2534

All vehicles must be registered, insured, and road worthy
-
Disabled, non-licensed, non-registered, or non-insured vehicles must be repaired or removed within 7 days or will be towed at the owner's expense
-
No speeding, reckless, or impaired driving. Standard traffic rules apply
9. CHILDREN'S PRIVACY
For safety reasons, children must be supervised by an adult at all times. Children using any amenities — including the pool, bathhouses, dog park, playground, and nature areas — must be supervised by an adult at all times. Children are not to be left alone in RVs. No exceptions.
10. PETS
Pebble Hill RV Park is pet friendly. The following rules apply to all guests with pets:

All pets must have proof of current vaccinations — documentation may be requested

Maximum 2 pets per site
-
We do not accept animals with any bite history
-
Pets must be kept on a leash no longer than 6 feet at all times when outside your RV or site
-
Off-leash is permitted only in the designated dog park
-
Do not leave a tethered dog unattended
-
Pets must be kept inside when you are not at your site
-
Clean up after your pet immediately — disposable waste bags are provided at the playground and inside the dog park
-
Constant barking that disturbs other guests will result in required removal from the Park
-
Aggressive pets and their owners will be asked to leave the Park
-
Pets are prohibited in bathrooms, the clubhouse, and inside the pool area
-
Small temporary dog kennels or fences are permitted for temporary occasional use only and must not remain up for more than 48 hours
-
Service animals are welcome — leash and behavior rules apply
Guests are financially responsible for any damage or injury caused by their pets.
11. CAMPFIRES & FIRE RINGS

Fire rings are free and delivered upon request

Do not move fire rings
-
Do not burn trash or leave trash in fire rings
-
Only Park-provided firewood is permitted in fire rings — do not bring personal firewood as it may contain bugs, chemicals, or odors

No fires after 10:00 PM. No exceptions
12. TRASH
Daily valet trash pickup is provided each morning. Place your trash in the can by the road. The Park provides large bags at pickup — place any extra loose trash inside your personal bags before placing in the can. Please tie bags well. Do not use the dumpster yourself without prior permission — call (833) 732-2534. Please follow the golden rule of camping and leave your site cleaner than you found it.
13. WIFI
Free WiFi is available throughout the campground. SSID: Pebble Hill. Password: campfire (all lowercase, one word). Cable TV is not available. Personal mobile satellite services are permitted.
14. LAUNDRY & RESTROOMS
Leave all areas clean and notify management if any area is disorderly or requires maintenance. Laundry is $2 per load payable by cash in the laundry room or prepaid online by calling (833) 732-2534. Small loads only. Please wash, dry, and remove laundry in a timely manner. Do not handle other guests' laundry in any way. Dish, pet, and clothes washing in the restrooms is prohibited for sanitary reasons.
15. CLOTHESLINES
Clotheslines are permitted for temporary drying of beach towels and swimwear only. Must be attached to the RV or camper. 24 hours maximum. Do not attach to trees.
16. VISITORS
Guests are allowed one visitor per registered guest while using amenities. All visitors must be registered with the Park — please notify the office of visitors and provide their names and vehicle information. Overnight visitors are not permitted without prior written approval and may be subject to additional fees. The registered guest is responsible for the conduct of all visitors.
17. SITE APPEARANCE & PERMITTED ITEMS
Keep your site neat and clean at all times. If your site is not kept clean you will be given a 24-hour notice to resolve the issue. Site cleaning charges will apply to any site not left clean upon departure.
Permitted: Fire pit, picnic table, outdoor furniture, 1 grill, cooler, 1 outdoor rug (gravel areas only, not on grass), 1 canopy, 5 potted plants, 3 yard decorations (not attached to trees), minimal string or solar path lights (turned off during quiet hours)
Temporarily Permitted (48 hours maximum): Clotheslines, dog kennels or fences, foldable tables, hammocks
Not Permitted: Garbage, indoor rugs, indoor furniture, indoor fixtures, appliances, pools, hot tubs, jacuzzis, tools, lawn or garden equipment, broken down tools or vehicle parts, tires, paint cans, construction materials, exercise equipment, pet waste, permanent fencing, permanent pet structures, gardens (use the community garden), plants in the ground (use pots), wood in contact with dirt, firewood more than 30 days old, sheds, decks, anything hanging on trees, or anything moldy or deteriorating
18. STRUCTURES & ALTERATIONS

No permanent building additions, fences, sheds, porches, or decks are permitted

Any alterations or additions to your site must receive prior written approval
-
Small stairs and door-height platforms not exceeding 4'x4' (16 sq ft) are permitted if needed for safety — must be made of treated lumber, temporary, above ground, not on a permanent foundation, not attached to the RV, and not touching dirt

No plywood or OSB may be used on your site
-
No wood may be in direct contact with dirt
-
No tarps may cover your RV for more than 7 days during repairs
-
RVs must remain mobile at all times and may not be placed on permanent blocks or foundations
19. WILDLIFE & NATURE
Do not harm wildlife. Be aware of possible venomous snakes such as rattlesnakes and plants such as poison ivy throughout the property. Report any concerning wildlife sightings to the Park. Please respect the natural environment — no trees, bushes, or plants may be cut, burned, removed, defaced, damaged, or injured in any way. Do not tie, nail, or screw anything to trees — hammock straps are acceptable. Do not swim, bathe, or wade in any of the ponds.
20. SAFETY & CONDUCT
Please drink responsibly. Dispose of cigarettes, containers, and trash responsibly — not in fire rings or on the ground. The following are strictly prohibited and are grounds for immediate ejection without refund:

Illegal drugs

Public drunkenness
-
Disorderly conduct
-
Use of profane language
-
Verbal or physical threats or actions toward any guest, visitor, employee, or management
-
Recreational use of firearms, BB guns, slingshots, or fireworks
-
Non-fire pit bonfires
This is a private park and the safety of all guests is of the utmost importance.
21. RESPECT FOR OTHER GUESTS

Do not enter or walk through the sites of others unless invited
-
Do not touch or handle other guests' packages or property without permission
-
Keep your possessions and vehicles on your own site
-
Do not crowd or encroach on other sites — whether vacant or occupied — or on the green space between sites
-
Keep personal belongings concealed, especially when not present
-
No solicitation
Pebble Hill RV Park is not responsible for lost or stolen items.
22. LONG TERM STAYS & MONTHLY GUESTS
Guests staying 30 days or more are subject to the following additional requirements:

Campers must have been manufactured within the last 9 years to be eligible for a monthly rate, or submit a photo for approval to info@pebblehillrv.com or call (833) 732-2534

Mobile homes are not permitted
-
Membership application and background check required for any adult guest staying more than 30 days
-
Valid credit card must be on file at all times
-
Campers must be registered, insured, and titled in the name of the registered guest
-
Campers must remain mobile at all times
-
Subletting is not permitted
-
Guests may stay for a maximum of 6 months and pay monthly
-
Guests must leave the property for 7 or more days before returning after a 6-month stay
-
A one-month deposit is required to reserve sites for more than 6 months
-
A $100 deposit is required to reserve sites for 6 months or less
-
Deposits are returnable within 30 days after departure, less any outstanding electric bills, provided you have given at least 2 weeks notice, are not being ejected, are not in violation of any rules, and your site is left clean
These Terms and Conditions do not create a landlord/tenant relationship. Ongoing reservations are on a month-to-month basis.

24. ASSUMPTION OF RISK & LIABILITY
Guest acknowledges that outdoor recreational activities and RV park living involve inherent risks. By staying at Pebble Hill RV Park, Guest assumes full responsibility for any risk of injury, illness, property damage, or loss arising from their stay, use of amenities, or participation in any activity on the property.
Pebble Hill RV Park, its owners, employees, and agents are not responsible for damages, injury, or loss by accident, weather-related damage, theft, or fire to any RV or property of any guest.
25. LIMITATION OF DAMAGES
TO THE EXTENT PERMITTED BY LAW, IN NO EVENT SHALL PEBBLE HILL PROPERTIES INC. OR ANY OF ITS MEMBERS, MANAGERS, AFFILIATES, EMPLOYEES, OR AGENTS BE LIABLE TO YOU OR ANY THIRD PARTY, WHETHER UNDER THEORY OF CONTRACT, TORT, OR OTHERWISE, FOR ANY INDIRECT, INCIDENTAL, PUNITIVE, CONSEQUENTIAL, OR SPECIAL DAMAGES (INCLUDING ANY DAMAGE TO BUSINESS REPUTATION, LOST PROFITS, OR LOST DATA), WHETHER FORESEEABLE OR NOT AND WHETHER PEBBLE HILL PROPERTIES INC. IS ADVISED OF THE POSSIBILITY OF SUCH DAMAGE.
26. INDEMNIFICATION
You hereby agree to indemnify, release, and hold Pebble Hill Properties Inc. and its members, managers, affiliates, employees, and agents harmless from any property damage, personal injury, claims, causes of action, damages, loss, expenses (including reasonable attorney's fees), and/or liabilities arising out of or related to your use — or the use of your invitees — of the RV site, the RV Park, and/or any condition thereon or event of default. Pebble Hill RV Park shall not be liable for any damages arising out of actions or negligence on the part of any of your invitees, any other RV Park guest, or their invitees. You agree to pay Pebble Hill RV Park for any damages caused by you or your invitees.
27. PARK'S RIGHT TO ENTER & REFUSE SERVICE
Pebble Hill RV Park reserves the right to enter any site at any time. We reserve the right to refuse service, decline to allow a space to be occupied, and to eject any guest without refund of rent or deposit for: unpaid rent, violation of any rules or policies, repeated speeding violations, verbal or physical threats or actions toward any guest, visitor, employee, or management, or deliberate damage or destruction of property.
Policies, rates, and/or sites are subject to change at any time.
28. PRIVACY
Your use of our website and services is also governed by our Privacy Policy, which is incorporated into these Terms and Conditions by reference.
29. WAIVER
The Park's failure to insist on strict compliance with these Terms and Conditions shall not be deemed a waiver of that term or condition, nor shall any waiver or relinquishment of any right or power at any one time be deemed a waiver for all other times.
30. SEVERABILITY
If any provision of these Terms and Conditions is held illegal, void, or unenforceable, such provision shall be severed and shall be inoperative, and the remainder of these Terms and Conditions shall remain operative and binding on the parties.
31. GOVERNING LAW & VENUE
These Terms and Conditions shall in all respects be construed, interpreted, and enforced in accordance with the laws of the State of Georgia, without giving effect to any choice of law or conflict of law provision. The sole and exclusive venue for any dispute arising from or relating to this Agreement shall be in Ware County, Georgia.
32. ENTIRE AGREEMENT
These Terms and Conditions and the information contained in your booking reservation constitute the entire agreement and understanding between you and Pebble Hill Properties Inc. concerning the subject matter hereof and supersede all prior agreements or understandings.
